Policies
Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Recent reviews
The condo was clean, easy to find, and in a good location relative to food/shops. We did have some issues with the fridge in the first 2 days as it would not cool even after following specific instructions. Several of our cold groceries were warmer in the fridge the next day. Not certain if the cleaning crew left it open too long but it did eventually begin working properly. With that small situation, I do have to compliment and note that Liv’s response to our concern was immediate and she had maintenance scheduled the following day. She was kind, quick to respond, and a good host. Would rent from her again!
We needed a place at last minute and Liv was able to accommodate us! It was perfect for the two of us and is in a great located! Would definitely come back and stay longer!

This is a very clean, nicely furnished condo, in a quiet, great location.
I’ve stayed in the upstairs unit twice, which is equally as nice.
The beaches are amazing.
My recent trip was a party of two, and although advertised as accommodations for up to 4, 4 people would be tight.

Nice place, nice area and right by the beach
Our stay was great! The location is amazing and super close to beach access. There are a ton of cute restaurants and shops within 5 minutes of the condo! The kitchen was great (although we had an issue with the fridge), and the back patio is a nice addition! As far as sleeping, the bed was great, and the pull out couch wasn’t too bad! I would definitely recommend staying here with a small group!
Great place. Stayed in the unit above this one a month earlier so I knew exactly what to expect from the host. I’ve stayed up and down 30a and this is a great location if you want to take advantage of all of it.
Great stay! We had friends that rented a house right next door and we needed something without stairs. This is our second time staying here. The location is great and the house is super clean. Can’t wait to come back!

This place is in a great location in Blue Mountain Beach. Very close to the beach access and almost across the street from Blue Mountain Bakery and an easy walk to Blue Mountain Creamery. The whole space was very clean and updated. The kitchen is well equipped, although we didn't cook meals there, only made coffee. The living area is compact, but very comfortable. Since it rained while we were there, we didn't use the outdoor seating area, but it looked nice. The only drawback for us was the bedroom and bathroom spaces were a little tight.

Location was nice and on a relatively quiet street. Close access to beach. Good for one couple as only room for 2 people to eat at the dining table. Bedroom was tight and a small cabinet was the only storage for folded clothes. You can definitely hear the upstairs neighbors. Parking is tight for this unit and suitable for one car.
Great place! Unit is on the right facing the house. Check in/out was smooth. Closeness to the beach was important for me and multiple public access points are an easy walk away as is the Creamery. Looks like the pictures (the bed is a little small as others have mentioned). My one quibble is the parking. It can be tight especially if the house is fully booked; however I communicated this and they contacted guests to shift cars around. Very responsive, very clean!
Peaceful, quiet neighborhood right around the corner from the beach access! Also, a block away from an organic grocery store, ice cream shop, bike rental and restaurants. The condo was cozy and clean. loved the back patio seating and shower off area there. Note this is the bottom of a two story condo and you can hear guests upstairs walking around at times. Liv's place is a great place to stay when visiting the 30a area!
The place was great and the hosts were very helpful. I rented the place for my parents and it was perfect for them.
The apartment was very clean, plenty of seating, fully stocked and fully stocked with anything they needed. The bedroom was small but the rest of the place was very specious for 2 people.

I’m a repeat customer at the Blue Mountain Beach properties and have nothing but great things to say. It’s located on a quiet street, close to the beach access point, and is always extremely clean. Dustin was also quick to respond to my questions about the property, which was very much appreciated. Highly recommend staying here!

Perfect stay! My husband, daughter, and I had an amazing time. This place is perfect for a couple or small family. The walk to the beach was less then 5 minutes. I would recommend waking up early and parking your vehicle at the public beach with all your beach items. We did this and it was perfect. After a long day at the beach, we got in the car and was back at the condo in less then 2 minutes.
The unit we stayed in was great. Wonderful location with quick access to beach. Was really impressed with fact they contacted me to let me know if I arrived early, that the unit was ready and I could check in early!!

Great area to take your family and the location was a quick walk to the beach. You’ll get ice cream, coffee, and dinner within a few blocks but it isn’t too commercialized.

Location location location. This place is in an amazing area, and you never have to get in your car. Super clean and the place looks brand new. We had neighbors above us but we never heard a thing. Would highly recommend. Can not say enough amazing things about this place.
Property was nice. We walked to the beach each day. Very convenient location. Good pots and pans, utensils and dishes. Only suggestion would be a new sleeper sofa and mattress in the bedroom.

Great location with 5 minute walk to beach access. Close to restaurants, shake shop, bakery, and walking biking access. Unit #2 perfect for couple. Quiet BBQ and garden area in back. Parking at door. Exceptionally clean and well appointed and comfortable. Check in and out easy and frequent contact during stay. Great beach (second visit) and Liv provided great value and we will come back.

Location is what makes it wonderful. It is the condo on the right lower side. So we had neighbors all around us. Pictures made the place look way bigger than what it actually is. A good stay for single couples.

Easy to get to the beach. There is not a street that you have to cross. The kitchen was well stocked. Super clean. The two units downstairs have one bedroom and one bathroom with a pull out sofa. The one bedroom was very cramped for my family of four. I will definitely book the two bedroom unit upstairs next time.
This place was very nice and just big enough for my little family. It’s within good walking distance of beach and the checkin and check out process was very easy.

The house was clean and it was ready to check in before 4:00 pm. The manager contacted us to say that they were available for any question, great support. Really close to the beach, which I loved, no need to drive. 30A bike lane was 2 min away from the house, so I was able to bike for 2 days. Definitely I would go back!

Bike rental across the street, best ice cream on 30a across the street, convenience store and bakery also. I consider it the best beach. Right next to Grayton beach, one mile away. The other beaches are great too but far more populated, beautiful architecture but crowded and expensive and you can always visit those areas for dining. Best dining was Bay and Great Southern cafe, all others were overrated. Make reservation at Great Southern before you get to the rental they are crowded. Clean, nicely decorated rental with nice back porch for extra space.

This was a great condo for a small family. I was impressed by how well stocked the kitchen was for the size of the condo. I also appreciated that it was stocked with the basic paper goods to get you started. One thing to note is that you have to walk down to the public beach access.
